Fourteen months after Virginia Mason Franciscan Health moved out of 4550 Fauntleroy Way SW in the West Seattle Triangle, a city filing today revealed an early-stage plan for the site’s future. VMFH continued to lease the site even after moving, and ringed it with chain-link fencing, but told us when we last checked that they had nothing to announce about future plans. Now there’s a filing requesting a “zoning analysis” for the building, with this notation elaborating on what’s being considered:
The proposed medical facility development consists of redeveloping the site of the existing building with a new two-story, 11,400 SF free-standing emergency department and urgent care facility.
This facility is outpatient only and primarily provides clinical-related treatment and diagnostic services. It does not operate as a nursing home or hospital and does not offer overnight medical or surgical care. It will be open 24/7 and have ambulance/service access to the building. Services offered within the building on the first floor will include CT, X-ray, Lab, and both emergent and urgent care exams/treatment. The second floor will consist of staff, support, and maintenance areas.
The building will also have 26-27 parking spaces (which is in line with city requirements), direct access to public transportation route, a backup emergency generator with 96-hour run time, direct road access from all three roads along the parcel, and vertical circulation between the ambulance entrance and the two levels will be handled with a patient stretcher sized elevator. Two exit stairs will be included as fire exits with one or both accessing the first floor for staff access.
What the filing doesn’t reveal is who would operate this clinic. The filing is in the name of Fauntleroy Way Properties LLC, with an address in Milwaukee, Wisconsin; the address cross-references to Boldt Health Care Real Estate, a prolific developer in the field whose website notes an unspecified Washington state project. (Further confirming Boldt’s involvement, two names on a document in the file are accompanied by Boldt email addresses.) “Zoning analysis” filings like this one often herald property sales; county files show this site still on record as owned by the Huling Brothers, whose auto-related businesses included one on this site until the mid-2000s. We’ll of course be following up.
Before we get to the event list for today/tonight, here’s a quick preview of a resource event on Saturday. It’s happening at Highland Park Elementary (1012 SW Trenton) but open to everyone regardless of whether you’re affiliated with the school community. The 10 am-2 pm event will feature navigation for services from school enrollment to health insurance, plus a grocery giveaway while supplies last, health services including immunizations, and more, Here’s the flyer with more info, which also includes the number to call to make an appointment for two of the health services that will require them (mammograms and dental screenings).
When Thunder Road Guitars (WSB sponsor) proprietor Frank Gross announced on New Year’s Day that his store (and “roommate” The Bass Shop) will move to the Admiral District, he noted that TRG’s current space already has a new tenant lined up, NW Fitness Project. We’d actually reported six months earlier on NWFP’s tentative plan to take over a different West Seattle space. That didn’t work out but they’re thrilled about moving to Morgan Junction, and have provided more info:

The “small-group fitness studio” was founded in Fremont eight years ago and is adding three new owners as it expands. Their lease for the TRG space at 6400 California SW starts May 1st, and they hope to open in June. TRG’s Gross will continue to own the building he’s leaving, and NW Fitness Project co-owner Kyle Davis says, “Having fellow small business owners as our landlords for this first expansion feels exactly right.” He adds, “We’re not expanding because we can – we’re expanding because our community has grown organically into West Seattle. Many of our long-term members have moved to the area, and we have [ownership] team members like Jeremy Stewart who live there. This isn’t about aggressive growth; it’s about following our people.” Stewart, Alec Bulat, and Norah Davis are the new owners that NW Fitness Project is promoting from within. Stewart, who will also be West Seattle’s general manager, says, “We’re proving you can create meaningful career paths for trainers while building something that lasts for clients.” In the months ahead, they invite interested community members to visit the Fremont location for trial classes – “small group” meaning 10 people maximum – and/or connect with the proprietors via norah@nwfitnessproject.com.

Five months after Row House closed on the north end of The Junction, a new rowing studio in its south end is about to open its doors. We received an announcement from Row West that it’s set soft-open dates for Saturday and Sunday, January 3 and 4 – next weekend – 8 am to noon both days. Row West is at 4740 44th SW, across from Junction Hardware, and plans to “offer inclusive indoor rowing classes designed for all fitness levels.” It’s launching in part with the help of a successful crowdfunding campaign last summer.

About Pepper
Our brave daughter Pepper has been through an incredible journey.
In the fall of 2024, Pepper was in Mrs. Kramer’s kindergarten class (her twin brother Ace was in Mrs. Fiedorczyk’s class). Just days after their 6th birthday, Pepper was diagnosed with aplastic anemia – a rare condition where the bone marrow stops making blood cells.
After many months of treatment, countless hospital stays, and hundreds of blood and platelet transfusions, Pepper successfully received her bone marrow transplant and is doing remarkably well!

As previewed here, an informal walk was scheduled in West Seattle again this year on the same day as the big citywide Walk to End Alzheimer’s. It happened this morning; we just got this report, from Connie:
The West Seattle Alzheimer’s Support Group rallied to the cause Saturday for the annual Walk To End Alzheimer’s. Upward of three dozen, men, women, children, and dogs from West Seattle walked a stretch of 35th Ave SW near the water tower, to coincide with the larger event at Seattle Center.
The annual walk is part of a nationwide effort to raise awareness about the many forms of dementia, including Alzheimer’s disease, and to provide support for families living with disease – through resources, advocacy, and research to find a cure. The West Seattle walk was organized by support group facilitator Martha Smith.

Next Saturday, the Seattle Visiting Nurse Association starts a series of eight flu and COVID vaccination clinics at three West Seattle schools, all on weekends, and they’re open to all community members. SVNA says:
These clinics are open to the public, but appointments are required.
Patients will be able to get a flu shot, COVID-19 vaccine, or both in the same appointment. We can vaccinate kids 4 and up for flu and 5 and up for COVID-19. All patients can receive COVID-19 vaccines this season due to a Washington State Department of Health order.
We will be using the updated Moderna products for 2025. Each patient needs their own registration, in their name, with their information. If anyone has questions, they can email us at info@seattlevna.com.

10:11 PM: Thanks to Dave Taylor for the photo of tonight’s smoke-orange moon over Nino Cantu Southwest Athletic Complex, where the Chief Sealth IHS Seahawks won their season opener over Hockinson, 33-6. (We had a reporter and photographer there and will have their story later!) The game started early because of the air quality, or lack of it, and we also learned West Seattle HS‘s scheduled season opener tomorrow in Yakima is off entirely because of the smoke. Meantime, the Puget Sound Clean Air Agency has issued an Air Quality Alert for our area, through at least noon tomorrow. If you check the live map linked from the agency’s website, you’ll see areas of northeast Seattle, and the Eastside, are worse off. Fires in the Cascades are getting the blame as much as the big one in the Olympics. The alert says, “Everyone, especially sensitive groups, should limit time spent spent outdoors, avoid strenuous activities outdoors, and choose light indoor activities.”

Due to recent COVID-19 cases and recommended health precautions, the Summer Concert originally scheduled for August 22 at Providence Mount St. Vincent has been canceled. This decision was made out of an abundance of caution to prioritize the safety and well-being of our residents and community.

The one concert that did happen was back on August 1, when Danny Vernon presented The Illusion of Elvis (WSB coverage here). The canceled concerts were to feature a Frank Sinatra tribute, a country group, and a big band.
6:56 PM: If the 90-degree temperature isn’t enough, how about a helping of wildfire smoke too? Several people have pinged us to point out it’s getting smokier, and some have sent photos (even without them, we can tell now that the sunlight is filtered through that unmistakable haze. Checking the National Weather Service‘s most-recent “forecast discussion,” this was anticipated: “… With the switch of wind direction, expect that some haze and smoke from a large fire burning on Vancouver Island may begin to move eastward across the local area. This may be most prominent across the northern portion of the area (the San Juan Islands east into the North Cascades), but another source will be the Bear Gulch fires.” The latter have been burning for weeks on the Olympic Peninsula.
