CMI-CondoManagementsParticipantThis position is responsible for the management of a portfolio of condominium buildings. Directs the implementation of policies, procedures and programs that assure a well-managed portfolio. Provides information on operating costs as well as the annual budget for the properties. Works closely with the Association members and Association Board familiar with a variety of the field’s concepts, practices, and procedures. Relies on extensive experience and judgment to plan and accomplish goals. May lead and direct the work of others. A wide degree of creativity and latitude is expected.
ESSENTIAL FUNCTIONS:
• Property Maintenance: Supervises all maintenance programs relating to the interior and exterior conditions and appearance of the property.
• Responsible for the day-to-day operations of all aspects of the property.
• Develop, communicate and monitor property budgets on a timely basis in a manner that supports the financial expectations of the Board and Association
• Coordinates, negotiates and issues vendor contracts for property services in accordance with the management agreement.
• Monitors the accounting information once produced by the accounting office.
• Owner Representation: The ultimate point of contact for all resolutions of the property.
• Responsible for the administrative organization of the property, including keeping annual calendar supplied to all Board Members, and in the property’s Board book; keep records of expiration dates
• Use of desktop/laptop computer, calculator and other common office equipment.
• Perform other related duties as assigned.
Desired Skills and Experience:
Qualified candidates should possess the following traits:
• At least 2 years of Association management or related experience and 5+ years as a business management professional
• Experience in interpreting contracts and covenants
• Community Association Institute certification is a benefit: PCAM, AMS, or CMCA
• Real estate background, customer service and project management experience are preferred
• Be able to pass standard pre-employment background checks
• Able to work with a diverse range of personalities and as a team with the other office staff members.
• Proficiency in Microsoft Office suite
• Self starter with good time management skills.
Salary D.O.E., Vacation one week after six months and two additional weeks after a year with an additional week after five years., Paid health and vision benefits.
