    You make some good points as always, JoB. I hear you about the lack of vouchers and waiting lists for subsidized housing. I have lived in the mixed income development of Highpoint for 9 years now. Half of my neighbors are in SHA housing. I spend a lot of time outdoors and in parks so I meet a lot of neighbors. One thing I’ve noticed is people tend to stay in SHA housing a long time. Many, many years in most cases. In an ideal situation, low income housing would be just a 1 or 2 year solution to help people out as they get on their feet. But if we have families staying for years it doesn’t open up the inventory to new people in need. Honestly, I don’t blame people for staying. Highpoint is beautiful and safe and clean. I love living there and wouldn’t leave unless someone forced me out.

    Chalk! They don’t cross chalk. Upon discovering this (research, not lucky enough to have a myrmecologist friend), I used sidewalk chalk and drew wide lines around the patio and back door, driveway, front walk- essentially surrounded much of the house- and looked for bags of chalk used to mark lines on sporting fields for the rest of the perimeter. Redid every few days, and after rains, all season.
    Cheaper than Rambo, but not as interesting. The Rambo folks are great!

    skeeter.. most middle class and rich folks can afford Seattle’s housing. I know we can.
    it’s those without resources who are left on the streets.. and that categorically leads to early death.
    I don’t have the statistic at my fingertips right now but a huge percentage of those living on our streets are elderly and disabled.. as in garden variety they have a medical problem that does not include addiction.
    As for those subsidized rents.. Seattle had at least 10 times as many applicants for those vouchers as people who qualified.. so everyone went into a lottery…
    and a voucher doesn’t guarantee a place to rent. It’s the applicant’s responsibility to find a place to live within a relatively short time period.. or they lose their voucher.

    yes, at one time we did provide a more viable safety net.. but either the holes in that net are larger or the need has escalated exponentially. I think the answer lies somewhere between the two.

    Now is your opportunity to work virtually for a dynamic and progressive accounting firm. Nordstrom Virtual Office (www.nordstromvirtualoffice.com) (NVO) provides back office (primarily accounting) services remotely for small- to medium-sized companies around the world. The full-time Accounts Payable Specialist/Office Administrator works virtually and performs daily and month-end accounts payable functions for NVO clients. He/she also picks up the mail each workday afternoon in the north end of West Seattle.

    Primary Responsibilities:
    * Enter accounts payable invoices for clients of NVO
    * Set up vendors, requesting proper setup forms and W9s if not already received, for NVO clients
    * Set up vendor bills for payment via Billpay or ACH
    * Reconcile vendor balances with vendors’ records
    * Respond to clients’ accounts payable-related questions from clients’ vendors and NVO employees
    * Deposit checks received for clients at client banks after picking up from mail service each afternoon
    * Prepare weekly and bi-monthly Bills to Pay reports for clients’ check runs

    * Manage and retain organization of several email addresses, some of which are shared with other NVO staff

    Required Qualifications:
    The ideal candidate:
    • Is independent, reliable, disciplined, highly organized, detail-oriented, able to prioritize and work with little guidance
    • Has several years of accounts payable experience
    • May work flexible hours while still meeting daily, weekly and monthly established deadlines
    • Has excellent written and verbal communication skills
    • Is excited to participate in a team-oriented environment while working remotely
    • Has experience with Sharepoint, Dropbox, Excel, Word, Outlook, and QuickBooks. eBillity timetracker and Yearli 1099 software experience a plus.
    • Is able to meet daily, weekly and monthly deadlines

    I would call this discussion “vibrant”. I started to swing in the personal and there were some accusations flung but it got back on track. It’s important to hear both sides. I, personally, actually know a Trump supporter! And what I gleaned from his remarks is much the same as here: That government has run amuck, that it is becoming imperialist and that we must do everything we can to shrink it. Now, we Dems know that no one grew the government like the Republicans. Although they say they want to shrink government, what they really want to do is govern people’s bedrooms while allowing monopolistic corporations to run amuck. Trump is not going to shrink government. Rounding up 11 million people is going to require a large army of government-trained troops. He’s not going to reduce the budget because building a wall and rounding up 11 million people is going to cost a lot. he has no plans to reduce the number of people on welfare. He really offers NOTHING that Trump supporters actually want except to be a stick in the eye to Replublicans for screwing them over for years.

    JanS: I am not blaming anybody. I just think a lot of people just don’t see the direct impact of escalating taxes until after even more people become impoverished. Maybe it would be different if local government were not so corrupt, inefficient and unaccountable to the people they work for. Affordable housing can be achieved by improving transportation throughput instead of working to constrict traffic. There is an immense amount of low-cost land within easy commuting distance from Seattle if only we had functional roads.

    JKB: I said nothing about regulatory requirements. I just think that if landlords voluntarily let their tenants know how much property taxes were buried in their rent, that maybe renters would be more cautious about approving things that they would otherwise think other people pay for.

    the solution that I hear most often, for those of low income that need housing is….move…go where it’s cheaper. And that’s sad. Unfortunately, that’s what people are doing. My neighbor is moving to a room shared in a house in Kent next week. She works in the Junction. She can’t afford the rent here (I am holding on for dear life – have lived in this apt for 17 years). She will have an approximately 1.5 hour commute each way during rush hour, instead of a 10 minute commute. Yes, we need answers…this is very sad, indeed.

    Some thoughts about the idea that current valuations are so high… okay, it’s been about 8 years since the crash in which we all lost about 30%. Recovering 30% over that time isn’t surprising. Plus the crash was a temporary dislocation anyway. Lots of extra housing on the market and many fewer buyers, both due to all the foreclosures. Supply and demand, of course the prices went down. Now the supply is normal and some of the buyers have made it back into the game.

    You can’t just equate higher prices to lack of affordability, because price is only relative to income. All those $15/hour people just got a 30% pay raise, right? I realize they’re not the homebuying market, but rents roughly track with purchase price. So to evaluate affordability, you’d really want to see how incomes and prices have each changed, and identify segments of the populace that are better or worse off, and that’s a complicated thing requiring a lot more data than the newspapers give us.

    Finally, I added up what I spent to buy my house and to pay property taxes on it these last 20 years. I think I could get just about exactly 2x that total if I sold today. That illustrates the value in avoiding a forced sale (I went through the crash too, have been unemployed, had medical issues, etc.) that locks in losses. But as an average return over a long time, it’s not spectacular. It’s a place to live.

    Please please do not anybody say the words “rent control” without reviewing how they’ve worked in other cities. Chicago, Boston, New York…
