Your typical day
· Being part of a team and having fun while providing excellent customer service
· Collecting and posting rent, fees, and other payments, preparing daily bank deposits and processing invoices and payables. Stay up to date on rent assistance policies and programs from federal, state, and local governing offices.

What does the job entail?
Three days a week to start, an average of 6.5 hours per day working with the team The team works together all day – no split shifts, no “only mornings” or “only afternoons” schedules
Our hours of operation are Monday – Friday, 8AM to 5PM. No weekends or national holidays (please refer to our handbook for covered national holidays)
The job entails general house beautification, which is composed of full cleaning of exterior and appliance surfaces of kitchen and bathrooms, dusting, primping of common areas, pet hair mitigation and general furniture beautification, making beds, taking out trash and recycling, plus vacuuming and mopping of floors
Also includes bonus rounds like making little magical scenes out of stuffed animals for kids to discover, and petting dogs and cats and administering treats, when offered. It entails having an open heart and mind, a friendly and fun attitude, and a willingness to be at a job where everyone genuinely cares about one another and their clients and coworkers.
What is the compensation package?
* $20/hour base pay to start, plus gratuity (average pay = $22.50 an hour with gratuity)
* $21/ hour after 6 months and a positive customer and peer review (average $24.50 an hour with gratuity)
* Drivers receive a drive stipend of $6 per stop (drivers average $26-27/hour with drive stipend and gratuity)
* $200 retention bonus after 60 days with us, AND 6 months and EVERY SIX MONTHS thereafter!!!
* Paid drive time between stops is PAID
* $200 recruiting bonus when you bring on a team member that stays for 6 weeks!

We saw an injured Canadian Goose in Lincoln Park, near the softball diamond on the South end of the big parking lot. It looks like it has a broken or badly injured left leg. I tried to contact PAWS and also the Wild Animal rescue center in Lynnwood. No one can transport the bird because of staffing problems. After trying for about 30 minutes, to get help, I had to leave. I had my dog along, so I couldn’t try to approach it. If anyone is able to help this poor bird, it is trying to move around and may be further South of the Diamond by now.

About the Maintenance Supervisor RoleWe’re looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state, and federal regulations. The maintenance supervisor is responsible for ensuring compliance with the company risk management program. Maintenance Supervisor Responsibilities and Objectives
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance-related issues in a timely manner as outlined in the Avenue5 Policy and Practices document while maintaining a professional demeanor.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction.
Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair, or replacement.
Oversee and assist with the management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
Promptly communicate with the maintenance supervisor and property manager concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Help monitor response times for emergency on-call/after-hours maintenance assignments, and address issues as needed. Participate in on-call rotation as necessary.

Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
Act as a mentor to the maintenance team.
Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
Responsible for the administration of the company risk management program.
Complete special projects as assigned by maintenance supervisor and/or property manager.
Promptly communicate with the property manager concerning all maintenance issues at the property.
Solicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.
Work with the property manager to ensure the team and the property are compliant with company, ownership, state, and federal policies and standards.
Walk property weekly with property leadership to collaborate on property challenges and operations.
Responsible for ensuring maintenance costs remain within the allotted property budget and providing input on expenses for future budgets.
Other duties as assigned by property leadership.
Education and ExperienceA high school diploma or equivalent is required.
At least three years of experience in the property management industry or directly related field.
Possess general maintenance and carpentry skills.

SchedulingRequired to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays.
