    That’s it. We’ve lived in our tiny 2 bedroom one bath house for the last 12 years, hoping to move to something bigger. But we are finally accepting the reality that we don’t have cash to put down on an overbid house. We can’t compete.

    And – we love our location and want to stay. But… we need to expand- we need breathing room, the kids are older, we want them to bring their friends here (currently no space for that) and mom and dad need to stop living in the basement. Really.

    We need to start with an architect who can come in, look at our space, give us some ideas and a reasonable consultation. I’ve researched for a few hours now, sent out some emails, and sifted through old forum postings on the same subject. Trouble is, the postings are old and it’s hard to tell who is still around. I’d also like to hear about recent personal experiences.

    I know this isn’t the buyer’s / house expander’s market so I understand that things will take time, but don’t want to mess with someone who manipulates that. Would like an honest straight up recommendation of who to avoid, who helped you out of a similar situation, and any personal experiences or recommendations.

    Look no further than Josh Brincko. He’s local, pragmatic, excellent at getting projects through the city’s bureaucracy and straight to the point. I’ve worked with multiple architects in my day on varying types of projects and he’s by far the best. His pricing is also lower than it probably should be for someone of his skill level.

    Parie Hines of ld arch designs (local) would be perfect for what you want. She has done exactly the kind of thing you’re looking for in her own home. She’s won awards for her work. She works green: she uses ecological materials; she re-uses materials where possible to keep the price down.

    I’ve hired her myself. I found her easy to work with.

    I had an excellent experience with Sara Emhoff and Patrick McCoy of Board & Vellum Architects. Flexible, creative, thorough, outstanding communication and they anticipated my questions and responded to them before I even asked them.
