    I have a 4 bed/2 ba house in the Morgan Junction that I want to rent out while I take an overseas job for a few years. Has anyone had good experiences with any local property management companies? I am concerned not only about getting my mortgage paid, but also about making sure my house is well cared-for. What is the going rate for this service? Is is usually a flat fee, or a percentage of the rent? Any other info would be very appreciated!

    I can tell you about a terrible

    experience I had with Prestige Rental Management.I was a tenant in one of their rental homes, and the owner was living out of state.I had several experiences in which I needed a repair and not only had to wait an unreasonable amount of time for a return call, but a VERY unreasonable amount of time to actually have someone come out to repair things that needed addressing. Once the furnace went out and we had to wait 3 days before they had someone fix it.I had a 2 year old and was pregnant with my second child at the time. Oh, and it was the middle eof winter. Another time right after giving birth the sink sprung a leak and it took a week to get someone out. No sink. No dishwasher. I believe I was told to wsh the dishes in the bath tub. Nice.

    NEVER RENT FROM PRESTIGE RENTAL MANAGEMENT!

    We gave RD House a call earlier this month after seeing their ad in WSB & so far have been very impressed with them. We had hoped to sell our house rather than rent it out, & we have never rented out a home, so we are anxious owners with lots of questions & concerns.

    So far, we have been happy with their communication skills & the ads they created for our property. Most importantly, they found qualified & interested renters in the first day or two on the market!

    As our new renters don’t move in until August, we can’t comment yet on other aspects of their service.

    It seems like they are competively priced. There is a one-time fee that is a portion of the monthly rent, plus a smaller monthly fee.

    I have a small rental house coming up for rent. It needs some fixing, so probably available in March. Wondering if I should seek the services of a professional property management firm. Besides the bad experience of Prestige reported by a tenant, are there any other referrals or comments of local property management firms by landlords?

    Never used a property management company myself…just don’t believe in paying them a percentage, especially when there’s usually not much to do for an entire lease term besides collect rent. However, I’m able to make trips to my out-of-state properties 1-2 times a year and I have a reliable handyman that can manage repairs when needed.

    In another town in which I lived, property management companies seemed to provide a lower level of service when homeowners were long-term out-of-towners. I guess they figured that those owners wouldn’t do drive-bys to check on their properties, so they didn’t worry as much what type of tenants they rented to.

    If you’re going to be overseas for several years, then you might want to imply to the property management company that you “have a ‘fried/relative’ that will drive by the house occasionally, but you don’t want to burden that ‘friend/relative’ with managing the property entirely – so that’s why you’re looking for a property management company to do it.” Might just be a bit of motivation to ensure they don’t skimp on the service they provide your property. ;)
