    We recently had a few updates done in our living room. I checked out the WSB as usual to get some raves for an electrician and drywaller. Couldn’t have had better guys come to the house and help us out. First off was Joe from Drywall Wizards. He did a great job with a little extra work thrown in. Next we had Brad from Expert Electric come in. He is very professional and knowlegeable. We give them 2 thumbs up!

    I highly recommend Mist’er Rain, Inc. http://www.misterrain.com Ron Radtke, 206-654-3323. They do irrigation and low voltage lighting. Very professional, do excellent work, and are great to work with.

    Thanks brew. Actually, I’m pretty handy with basic wiring and fixture install. In this case what I’d like involves running conduit-protected Romex to a couple of places were there is no power. Low voltage LED rope lighting might be part of this install. But I’ve got to get the power there first. I’ve tried a bit of solar walkway lighting but – especially in the winter – I don’t find that we really have sufficient sunlight to keep the batteries charged year-round. Not to mention that 98% of the off the shelf solutions are hideously ugly, China-sourced products.

    If you are looking for typical low voltage landscape lighting, it is a very easy DIY project. All you you really need is access to an appropriate outdoor outlet. Plug the transformer into the outlet and run the cable where you want the lights. There is also the choice of using solar powered lights. Just place the lights where you want them. While not as bright as the low volt system, they can provide enough light to illuminate a walkway. Both methods have little to no hazards and are fairly inexpensive.

    Could anyone recommend an outdoor lighting designer or even maybe just an electrician who can make some basic recommendations on outside lighting. Nothing too elaborate. We just want to add a bit of pathway and security lighting. Thanks in advance.

    I’d HIGHLY recommend contacting Ed Novion at 206-551-5161. He is a licensed GC, plumber and electrician. He did our major remodel using architectural plans we had drawn up that didn’t include any finishes. He was excellent at helping us determine finishes as we progressed. His small team is onsite daily and they WORK. They were also very respectful of our home and family. He has effective working relationships with both subcontractors and inspectors that obviously respected his work.

    We continue to call Ed as we replace windows or have special projects (garage door, kids fort, etc.). There were never any financial surprises, and when errors were made or changes were needed, they were taken on without drama and all set right.

    DP, actually, that’s the current strategy! To take from those who “didn’t build their business anyway” and give to the dependents.

    A more productive article would have discussed how to improve opportunity for all Americans, not just focus on class warfare. Or in this case, pet warfare.

    As for Paris Hilton’s dogs, I don’t care if they have a professional masseuse or a chauffeur. Paris made her money off of dumb people buying her clothes, perfume and watching her tv shows. None of which are illegal (though maybe her tv shows should be) so she can spend it how she wants. I’m sure the carpenters, electricians, plumbers, etc. we’re thankful that somebody was building a house.

    The things you listed don’t sound that crazy expensive. But say it all costs 50k – you are going to end up paying 5 to 10 percent O and P in my opinion.

    The electrician I highly recommend is Laz Electric – just google and ask for Laz when you call. He did a job for me and his guy was so efficient that it cost me less! And I know it was done well because he walked me through everything. (I am a housing developer)

    Chris Taylor is a great local tile guy who can bang out a bath remodel in a week for you. But you would need to pick the fixtures. If you wrent that picky you can do that at home depot in a day. Just search for him on blog I just wrote a rave when he did our bath.

    Why don’t you call three GCs and have them give you each a quote? Then you can really see what it will cost.

    I think the quick answer is: it depends. Do you want to do this work over time? Or do you want it all done at once? If you hire one GC he or she is going to charge you overhead and profit and markup on materials (if they are pickin out and picking up material, especially). If you went trade by trade you can often negotiate this and simply have them bring you receipts for reimbursement. A lot of guys will do this on small jobs especially. I think you need to figure out how many people you want to manage in the process. And is saving the o and p worth it for the extra management headache? Again, depends. I have a great electrician and local tile guy if you need recommendations. I also have a great GC who can do this all for you, but he isn’t west Seattle based.

    Not sure if this is coming too late, Mark Kessler from Mark Electric Inc. just redid all the knob-and-tube wiring in our house. Not only did he and Tony do a fabulous job, but they did it for a LOT less than another, highly recommended electrician on these forums. Phone # is (206-409-7046). Highly recommend!

    Call Mark Kessler @ Mark Electric, Inc. (206-409-7046). Just had him replace all of the knob-and-tube wiring in our home and upgrade us to 220V service. He and Tony were excellent, completely trustworthy, and produced high-quality work at a very reasonable rate (less than half the estimate we received from another highly-recommended West Seattle electrical company). I highly doubt you’ll be disappointed with him.

    I would also like to recommend Brad. A few months ago we had an electrical emergency (got shocked by something in our kitchen after a recent remodel, but couldn’t figure out what was causing the issue). Other companies we called wouldn’t come out for a least 2 weeks, but Brad showed up that afternoon. It was a tricky problem but he kept working on it until it was fixed. I was so grateful to him for taking the time to fit us into his schedule, because otherwise I would have been too afraid to use my brand new kitchen for weeks. He is a really great guy, very knowledgeable and will charge you a reasonable price for his services. I couldn’t be more pleased with my experience and will never call another electrician again. Brad with Expert Electric is our man. :-)

    Kootch,My daughter is a journeyman electrician and I started out as a welder in the 70’s and moved up from there.Always worked in traditionally men’s work as that was where the money was. I know many women in the trades. Wish I was younger I’d still be doing it.

    If I had a place and a welder I’d be welding art now!

    My wife and I wanted to submit a rave for Brad of Expert Electric. We hired Brad to rewire our electrical for an upstairs remodel and were very happy with the results. In addition to the rewire, Brad ran a new 200 AMP service to our house, added two sub-panels, and rewired the majority of the old knob & tube in our basement. We found Brad via the West Seattle Blog because we were acting as our own general contractor and found Brad to be great to deal with as a homeowner, relatively new to remodeling. Brad provided knowledge and expertise, allowed us to give input and run the job how we wanted, and even to provide our own materials and only pay for his labor. In general we found Brad to be very accommodating (he was even willing to fix a manufacturers defect in a recessed can after installation at no charge). We also very much appreciated the fact that he was willing to think through our lighting plan with us and provide his knowledge of proper lighting techniques and what would look good in our particular space.     Hey, neighbors! If you need an expert electrician whose prices won’t shock (sorry!) you, I highly recommend Mr. Sparky of Seattle. The company is owned by a West Seattle couple, and they are very friendly and professional. They kept me posted when the electrician was on his way, and they responded promptly to my initial email. I read a lot of positive reviews of Mr. Sparky, so I gave them a try. Would definitely use them again for any electrical needs.

    We just had our bath remodeled by Chris Taylor, a local West Seattle tiler. I got his name from the WSB reader recommendations, so I wanted to place a RAVE up here to say that we were very pleased with his work. He was super communicative, knowledgeable, and very fair in terms of pricing. We had a bunch of unknown things happen (rot in wall, electrical snags, delayed materials) and he really went with the flow of it all, and only ended up charging us a very reasonable amount extra for all this surprise stuff (which we had walked through as a possibility when we started, as we knew we may have some rot in the wall behind shower.) He also worked very well with our plumber and electrician, picking up pieces of their work when more convenient for us. Because he lived right around the corner, it was easy to meet with him and he was always available via phone and text as well. If anyone wants pics of his great tile work, just contact me here. Lastly, I had a minor freak out about a tile issue that turned out to be nothing. But Chris talked me through the whole thing, never got frustrated with me, and laid out all the options for us during the process. In the end, he volunteered to run and grout a portion of the bath to demonstrate how everything would look when complete, which is when I realized I didn’t know what I was talking about :) This is a great GC, someone you can talk through an issue with and always feel like he hears you and is willing to work with you. RAVE!!!

    Before I went to college I was an electrician. Generally if you have complex wall materials (other than sheet rock) there is usually a premium charge for that because of the time and complexity. Remember, most electricians are not drywall or carpentry experts. In fact in trade school it was a completely seperate major.
