DEVELOPMENT: 8415 Delridge project reactivates

(Rendering from 8415 Delridge design packet)

Almost three years ago, we reported on an Early Outreach for Design Review meeting about a 14-unit rowhouse project at 8415 Delridge Way SW [map]. The project is now reactivating, with a formal land-use application to the city. That opens a new comment period. The project is described on the city website as two 3-story, 7-unit townhouse buildings, with 14 offstreet-parking spaces. (See the most-recent design packet here.) Comment deadline is February 14th; today’s notice explains how.

Yes, please!  I have been wondering what happened to the plans for this lot.  Currently it’s a tiny house on a giant lot in an area that’s already mostly multi-family housing, right on the soon-to-be RapidRide line.  I think the amount of parking is excessive, but that should stave off some whining at least, so hopefully this can get through design review and on to building sooner than later.

WSB, is there any explanation for the three year delay? Did the architecture firm/developer pause plans on their own accord or had their application been put on hold by the city until now?

Looking at the file, it just appears this meandered its way through the system, though there’s about a year and a half with no notable filings.

Thanks. I’m curious because for all the uproar about a need for housing the city sure does make builders jump through a lot of hoops. In this case, it looks like at least 3 years of hoops and they haven’t even broken ground.

What have you noticed, if anything, about… oh, the past couple of years?

Look at the alley situation and ask a developer what alley improvements require of them.

AMD. Too much parking??? Do you have any real life examples of new buyers being totally carless???

Yay for more density!!(When all is said and done, I hope the contractor patches the nice new Rapid Ride  paving after they make their utility connections.  The road patch job at 8854 Delridge is soo bad.)

Sorry, comment time is over.
