    We have some new neighbors who may or, more likely, may not want to observe our property lines. Any recommendations for local survey company? If not local, at least reasonable and reliable, bonded and licensed.

    No suggestions, but good luck with your new neighbors. If they are planning a rebuild or adding new dwelling units, you are smart to act on this early to protect not only your property but also any trees or shrubs on your side. Be aware of potential side sewer issues, as replacing or tying in can be a major disruption to both properties. (Anyone who says, “Don’t worry, we’ll stay on our side” is lying.) Also be prepared for the city’s ridiculous noise code, which allows construction in residential areas from 7 a.m. to 10 p.m. weekdays, and 9 a.m. to 10 p.m. weekends. I hope this won’t be an issue for you, but I wish someone had warned me …
