From land-use land: 1 West Seattle decision in, 1 appealed

From the city’s latest Land Use Information Bulletin: Four months after the final Design Review Board meeting for 4502 42nd – the seven-story, 89-unit mixed-use building proposed for the corner of 42nd/Oregon (map)- its design review and “non-significance” status are final; read the decision here. The deadline for an appeal is May 18; this notice page explains how to appeal. Which is exactly what’s been done in the case of this project:

That’s the medical/office building proposed for 2743 California SW, just north of PCC. Its design review/DNS decisions have been appealed and – according to this notice – a hearing is set before the city Hearing Examiner (usually the 40th floor of the Municipal Tower downtown) at 1:30 pm May 27th.

    TR…that first one would be at the corner of 42nd SW and SW Oregon….not Genessee…right?

    The map that pulls up is the “other” 42nd and Oregon; not the SW ones.

    I am not up on the whole process…does this mean the project has the thumbs up (pending any potential appeals)?

    right across from Hope Lutheran Church and School…let me tell you parking and traffic on that corner is difficult during the school year

    Answer to above question, from Brandon Nicholson of NK Architects, which is the architect on the 4502 42nd project:
    >>>That is the final approval, pending no appeal, for the Land-Use portion of the review which leads to a Master-Use Permit. So the number of units, square footage of retail, types and location of open space, colors, materials, and exterior appearance are set. This concludes design review and the master-use permit phase. We still have building permit (construction permit) and demolition reviews. The building permit submittal will be in three phases starting in June.<<<

    It’s nice to see a more professional building being built instead of another “mix use”. It would be nice to have more jobs locally that don’t require going into the city.

    My huge wish regarding all these new monster buildings in and around the Junction is that they find more interesting tenants for the ground floor spaces than those boring, boring, boring legal offices, accountant offices and places that offer nothing to those great locations. Those businesses can be located on upper floors and their customers will have no trouble finding them. Please…we need retail stores at ground level.
