    We’re a retired couple living in Gig Harbor. We want to move closer to other family members in West Seattle. Preferences: House size 1500 to 2000 SqFt, 2 or more bedrooms, 1.75 or more bathrooms, garage. We are somewhat flexible on our preferences. We will pay the realistic value of the house, and this will enable you to avoid the cost of an agent. Agents: Please do not respond to this message as we will only work directly with homeowners.

    Have you considered using Redfin? It’s an online real estate company where their agents do not work on commission so they’re not pushy at all. They’ll get paid regardless of what you buy. Bottom line – no charge to you and they refund 1/2 of their 3% commission back to you. We used them to buy our home 6 months ago and we got $8k back and used it for new carpet, refinished our wood floors AND new furniture! http://www.redfin.com

    There isn’t an agent charge to the buyer…whether it’s Redfin or not. I think the idea of buying directly from the seller is that the seller saves the 6% commission (3% to seller’s agent, 3% to buyer’s agent)…and consequently might pass some of the 6% savings to the buyer in the form of lower sale price.

    Redfin must get at least $5500 per sale. As long as Redfin’s 3% is at least $11k (~$368k home sale price), then the buyer will get half of 3%…otherwise, the buyer gets 3%-$5500. Still good, but the seller is still paying 6% and that’s factored into the price they’d be willing to accept.
