Key approval for eye-clinic project on 35th SW in Sunrise Heights

Just one West Seattle project in today’s city Land Use Information Bulletin:

The city has granted a key land-use approval for the future 7520 35th SW home of Clearview Eye and Laser, currently headquartered at Westwood Village. The three-story, 29-offstreet-parking-space project won Southwest Design Review Board approval last April (here’s the report); plans show the former Red Star Pizza building and a residential structure south of it will be demolished to make way for the clinic. Today’s approval opens a two-week period for anyone interested in appealing the approval; here’s how. It’s been a year and a half since first word this project was in the works.

    This will be nice for two reasons. It’s closer to the WS hub and it’s safer to park our cars in this area than Westwood. I know the employees here have been constantly worried about their cars while working.

    I’m eager to see something nicer there than a couple of empty buildings. Still, I wish there was a substantial amount of street-level retail. I live only a few blocks away – there’s very little within walking distance.

    So far it has taken a year and a half (18 months) and $32,500 in permit fees, for those who wonder why construction is so costly.

    I am praying Dr. Grady Hughes is part of this clinic he is the best opthamologist in Seattle but sadly we all have to travel to First Hill to see him!! Fingers Crossed

    john – considering the initial valuation of the bldg is $2.7M (per the DPD website) , $32k is peanuts. Just over 1% of the total cost. I’m sure there will be more permit related costs during the whole process. However, per the DPD application, they will be constructing 17,000 sq ft of bldg. This is about $150/sq ft, which is a reasonable. They would not be building if it didn’t pencil out. They want to be closer to all those condos in the Junction.

    Lots of customers, young ones and older ones, going through that door that has no self-opening system for ease of going in and going out, I say, I thank God for the change of address coming up. I tried to call the owners of the building to no avail, regarding that door that’s technologically behind the times. It shows a “no care attitude” towards the patients that have to go through that door. They will realize that they will lose their good customers for good. Too bad for them, the lesson comes only after the fact.
