One last look at 2007: West Seattle real-estate results

These numbers just in from West Seattle Realtor (and WSB sponsor) Bill Barna:

Average market time: 2006: 34 days / 2007: 42 days (up 24%)

Median price: 2006: $390,000 / 2007: $402,000 (up 3.1%)

Average price: 2006: $445,422 / 2007: $469,473 (up 5.3%)

Number of homes sold: 2006: 1,728 / 2007: 1,642 (down 5.0%)

Bill adds, “Although the annual appreciation is off a little from the record year of 2005 (almost 15% that year!) we are still growing here in West Seattle.” The numbers are from a detailed report he compiles every year, and he says anyone who wants a full copy is welcome to e-mail him (click here).

    Just so everyone knows, this data is for single family homes only (includes townhomes) not condos.

    Typical realtor,”Annual appreciation is off a little” 15% goes to 5%, more than a little if you ask me:)

    With the NWMLS numbers for December 2007 being released today could you give us the YOY change for West Seattle from December 2006 to December 2007?

    Some additional West Seattle specific perspective on the PI article (ie. answer to Fripp’s question). While King County experienced a 1.1% drop over prior December (1-month snapshot) in median sale price. The median home sale price in West Seattle increased from $381,000 in Dec ’06 to $408,975 in Dec ’07.

    WSB if you see an IP address from the tax-man can you kindly block access :)

    Great news for homeowners – for the rest of us, not so much. I may seriously have to consider leaving WS because I can’t even find a decent, affordable rental here and have totally given up my dream of ever owning a home in my fair city. Forgive my crappy attitude, I’ve just been looking at listings and am frustrated out of my mind.
