    Cayce & Gain, Inc., has been a full-service real estate management firm in Seattle for over 30 years. We are currently seeking an experienced property management professional to work in our West Seattle office. Our new full-time Property Manager will be responsible for managing a portfolio of properties and fulfilling the manager’s obligations under the property’s management agreement. It is also the responsibility of the Property Manager not only to exhibit exemplary customer service when communicating with residents, prospective residents, owners, and vendors but also to focus on productivity and results.

    ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES:

    • Perform all necessary duties associated with the handling of new prospective resident applications and all necessary screening activities

    • Handle lease administration activities including lease set up, administering lease changes, utility requirements, negotiating renewals, monitoring collections, handling resident complaints/disputes, generating and posting notices, coordinating default proceedings, generating reports, etc.

    • Ensure that rent collection procedures are followed, benchmarks are achieved, and overall occupancy levels are at budgeted levels and higher, where possible

    • Maintain accurate resident, owner, vendor records as well as lease and property files in accordance with office policy

    • Promote and foster positive relationships with residents, owners, and vendors

    • Ensure that property budgets are followed and achieved while property expenses are regularly reviewed and effectively managed to adhere to budgeted guidelines

    • Administer all necessary services to maintain and enhance the value, the operating efficiency, and the physical appearance of the property

    • Ensure compliance with property management policies and procedures, codes, regulations and governmental agency directives

    • Develops systematic and comprehensive annual inspection process for properties

    • Greets all prospective residents, shows vacant properties and performs all leasing functions, as necessary

    • Processes work orders / service requests and routes appropriately to maintenance; conducts service follow-up with necessary parties

    • Performs move-in, move-out, and periodic inspections on all vacant and/or occupied properties, as needed

    • Provides full administrative support including phone support, typing, reports, filing and distribution of correspondence

    • Ensures that all regulatory compliance requirements, including file compliance and appropriate documentation, are followed, monitored, and completed

    • Ensures the adherence to the preventative maintenance schedule established for each assigned property

    • Ensures that positive, collaborative internal and external relationships are fostered and maintained

    • Ensures that resident questions, inquiries, and/or concerns are appropriately addressed in a timely manner

    • Ensures the delivery of great customer service to everyone, including residents, prospective residents, owners, vendors, team members, etc

    • Follows and enforces all fair housing and local landlord and tenant laws and regulations

    • May perform other duties in the categories above as assigned

    JOB REQUIREMENTS:

    The qualified candidates will possess the following:

    • Active Washington State Real Estate Broker license is required

    • Professional certification in property management is preferred

    • Working knowledge of applicable local and federal housing laws, including Fair Housing and all Washington and Seattle Landlord Tenant laws

    • At least 2+ years of recent property management experience (continuous in one operation) in all types of residential, commercial, multi-family, etc. properties

    • Previous housing or property management experience including HUD, and Low Income Tax Credits, preferred

    • Must have outstanding prioritization skills and be able to handle multiple projects, changing priorities and a continually heavy work load

    • Must have the ability to independently diagnose, define, and solve both simple and complex problems

    • Must continually demonstrate exceptional customer service skills

    • Must have a strong negotiating background

    • Must be highly organized and maintain exceptional level of attention to detail

    • PropertyWare knowledge, or previous experience with similar web-based property management software program, would be preferred

    • Must have familiarity of computer use and working knowledge of MS Office Suite (Word, Excel, Outlook, Picture Manager, etc.)

    • Familiarity with iOS software would be preferred

    • Experience with digital cameras and photo related software

    • High school diploma or equivalent required. Preferably, a bachelor’s degree in business management, finance, accounting, or a resources/personnel management related discipline

    • Ability to comprehend and communicate in the English language with exceptional oral and written communication skills

    • Ability to communicate by telephone, fax, e-mail, text, video conferencing, in person etc.

    • Experience interpreting and understanding financial information generated from property management software reports and to be accountable for these financials

    • Strong desire to succeed in an entrepreneurial environment

    • Ability to keep information strictly confidential

    • Relate well to people from diverse backgrounds

    • Work in a collaborative manner and in a team environment

    • Travel occasionally, mostly local with own personal vehicle

    • Ability to lift at least 15 pounds
