42nd/Admiral spaces – long slated for demolition – up for lease

Once upon a time — actually just about three years ago — 4200 Admiral and 4210 Admiral (regular map here; Google Street View image above) were to comprise the site of a new mixed-use building; the application is still technically “open” on the DPD website, including the original vision of a 14,000-square-foot grocery store, once speculated to potentially be the long-yearned-for Trader Joe’s. With this development long on the drawing board (and a demolition permit even applied for), some businesses in the buildings closed or moved (like Auto Buff a year and a half ago). Most of the first rush of activity played out before WSB launched three years ago, so we don’t have much archived coverage, but we knew of the applications and kept an eye on the project pages. Now, something new — spaces up for lease; this CL ad covers the TNT tavern space at 4210 Admiral, this CL ad covers “office space plus warehouse” right on the corner at 4200.

    According to a commercial real estate agent, Trader Joe’s and Blue C Sushi were all set to go about 2 1/2 years ago, but the development got so bogged down in the “Seattle process”, the project got so delayed, they both backed out. Now we’ll be looking at those buildings for years to come.

    All I want for Christmas is for the Admiral Benbow to reopen. Too bad it’ll never happen.

    Hopefully something will be done to “spruce up” this major corner in the Admiral Junction. It’s a major eyesore right now, and is a very poor reflection of the business district that we have here.

    The Trader Joe’s was once upon a time rumored/reported (we were in regional news biz then, not WS news biz, so I don’t know, and can’t find, how “sure” a thing it was) to be going into that space as part of that development. But the development’s been long on hold and TJ’s has since been rumored for practically every developable space in WS. While in turn, they have been rumored to be not interested because too many grocery stores around here now and future. We check with their media dept. every so often and all they confirm is when new locations are identified … nothing here, yet.

    I’m glad to see no activity on that corner…traffic is awful at peak times so I can’t imagine what it would be like if a TJ’s opened there. As much as I love that grocery store, it would be tough ingress/egress, although they’re not exactly known for great planning of their parking lots.
