roundthesoundParticipantSo my house has been for sale for almost a year now and it looks like it finally is about to be sold. I won’t get into the weird part about how the guy who said he was going to buy it kept coming by my house and asked if he could live in a tent in my backyard until the sale was final; I didn’t believe him because I hadn’t heard from the landlord but someone got a call this morning when said guy showed up in my yard and started digging holes. What I do need help with is figuring out how to stay there for at least a little while longer until the inevitable wrecking ball comes to make way for more condos on Alki; how original.
First of all, does anyone know how long a notice is required to give to tenants? I know there is also assistance for people getting kicked out of apartments that are being converted into condos, HB 2014 and SB 6411, but I’m not sure if these apply to renters living in a house that is going to be dozed and condos built in it’s place.
On another note, there are 2 herons that have made a nest in the tree behind our house. I would hate to see them disrupted because of all the construction that would be going on. What can be done to protect them, and what can be done about that terrible throwing up noise they make ;]
So, any ideas?

WSBKeymasterIf someone else doesn’t come thru first – I will post some answers later – gotta run off to the boat collision right now – Don’t look at state legislation (which is what you have listed), look at city of Seattle rules. Google seattle city ordinance tenant, something like that, and it should come up. Also if you care to send me your address in e-mail

guidosmomMemberIf they are demolishing the property and building condos or town homes then I believe they need to first go through the city of Seattle and apply for the tenant relocation license. We got an eviction notice at the beginning of August, letting us know we had 30 days to leave because they would be demolishing our duplex and building town homes. Luckily there is a Seattle city ordinance that does not allow this:

Even if you don’t qualify for assistance (we clearly didn’t), you are still entitled to the 90 days. I am not sure how this is handled if the property has a new owner though. You could call Jim Metz, Housing Ordinance Supervisor at (206) 684-7979. He would know the answer for sure. He’s been a wonderful help to us so far! Because of the ordinance, it has bought us about 4 extra months in our place, which is allowing us the time to find a home to buy. Good luck!

roundthesoundParticipantThanks, these are some great places to start, I don’t see myself qualifying for any financial aid but I would like the extra time on the beach, not to mention I hate moving!

SueParticipantDo you have a lease currently? When we lived in an apt. that was going to be converted to a condo, I found out that if you have a lease, they had to honor it to the end of the lease before asking you to leave. They could offer you a buy-out to move faster, but you weren’t obligated to take it.

roundthesoundParticipantHe is a really strange guy, he is lurking around my house everyday when I come home. He brought a ladder over and tried to cut the for sale sign down yesterday. I though he was just some homeless weirdo but he checked out with the landlord, who is also the selling agent. We only had a 6 month lease but it is currently month to month since the 6 months was up in April.

GenHillOneParticipantYuck! Perhaps you’ll find out via the resources above, but I would think that, at least until the closing date, he’s trespassing.
