LattePleezMemberThere are lots of condo’s in West Seattle – can anyone recommend an HOA management company that they’ve had good experience with? It’s hard to find positive reviews online, so any suggestions are appreciated. Ours is an aging building and we’re particularly in need of a company that can help us prioritize, budget and coordinate all the ongoing projects/maintenance issues, large or small. Prefer local, but service and value are more important. Any “raves” out there?

trickycooljParticipantHigh Point HOA uses CDC Management. The representative that runs everything for us is very responsive and whenever they send out financial statements they’re very thorough on a block by block basis. Compared to what I’ve heard from colleagues who have very misguided self managed HOAs I’ve been very impressed with how things are run and don’t feel that my dues are being frittered away. Obviously we’re a big neighborhood compared to a condo building but their website suggests they also manage condos.

skeeterParticipantI’m on the board of a med/large condo complex in West Seattle. We recently (past 12 months) interviewed and selected a new management company. Here’s the challenge – it is a high turnover industry. Managers aren’t paid very well so there is little incentive to stick around if something better pops up. It’s also a frustrating business – you’re dealing with complaints 90% of the time.
What we learned is that it is the actual manager, not the management company, that will determine the effectiveness. I don’t think there is a good company or bad company. I think there are good managers and lousy managers. But management companies assign their jobs and re-assign their jobs based on staffing levels and geography and so on. So regardless of what company you hire, you might get a great manager and you might get a lousy one.
That being said, we recently hired CDC Management Trust hoping that an effective organization will properly incentivize managers to do a good job.
Regarding trickycoolj – I completely agree that the manager assigned to HighPoint is excellent. Certainly a “9” or “10” on a scale of one to ten. But again, I think that is only partially a function of CDC and mostly a function of the manager just being very good at her job. We are a sub-association within Highpoint – that’s how I’m familiar with the situation. The manager assigned to our sub-association is not the same as the manager assigned to the Highpoint Association even though the two managers have the same employer.
Good luck!

me on 28th Ave SWParticipantYes! I can highly recommend Karen OBrien from Associates West Real Estate (5025 California Ave Sw, #105, Seattle, WA 98136, (206) 938-5633).
In the two years since we purchased our condo on California Ave, she has guided our HOA through several prickly events, including a huge remodeling project. She is great!

cfomanagerMemberHaving recently moved from a condominium not far away (we just bought a house) we can not speak highly enough about The Copeland Group. They managed the building we lived in for the entire 7 years we were there and helped us navigate an extensive multi-million dollar construction remediation project.
We found them to be extremely customer service oriented and very responsive to the needs of the homeowners. They totally understand condominiums. They are located on lower Queen Anne and I think one of the owners lives in West Seattle.
We got to know the company well and are impressed at the lack of turn over and their knowledgable and competent staff (we had the same manager all those 7 years). I highly recommend that you give them a call at 206.388.0180.
