BIZNOTE FOLLOWUP: First, events and pop-ups – here’s what’s next for long-awaited The Hydrant

2026 may finally be The Hydrant‘s year.

More than 10 years after “coming soon” plans were first announced to open The Hydrant at 4541 California Ave SW in The Junction, one of the business owners tells WSB the actual opening date may finally be nigh. “It really is imminent,” says Beya Mark.

Mark and her husband Cliff own and run Next-to-Nature, the pet product store next door at 4543 California Ave SW as well. While keeping that business going, they have worked on and permitted the build-out of The Hydrant space as a bar and coffee shop where people and their dogs are welcome. Mark describes the decade-long quest to open the space as a “very trying period,” particularly because they were paying rent the entire time. She says the extended time led to all kinds of speculation about the source of the delays and what she says were outlandish suggestions about why it could possibly take so long. “We’re not a drug front,” she laughs. “We’ve been pretty quiet about the whole thing because there is so much speculation out there,” she adds.

The reality, she says, is that there were fire code and permitted-use issues to work through, including adding a sheetrock barrier between the two businesses, and a lot of back and forth around what the city would require. “It was bizarre because we would get one opinion and then another, and they disagreed on what we needed to do.”

But they have gotten far enough along to be able to rent the space out for private events and use the retail area as a “pop-up” space for Next-to-Nature products during the Christmas shopping season. It will remain open for retail into the new year.

When The Hydrant opens for its intended purpose, hopefully early in 2026, Mark says, “We want to be a meeting place [and] cater to the coffee crowd, who want to come in and work with their pups.” They will serve wine and beer, mocktails and coffee, along with offering retail items that might appeal to their customers. “It’s mainly going to be community-focused, with merchandise for humans and pets, geared toward the outdoorsy lifestyle.” Mark says they will focus on French and Washington state wines and ciders, with space for up to 25 offerings on tap. They also hope to partner with nearby restaurants so that food can be ordered in, with the possibility of even collaborating with a food truck on the alley side.

While a firm opening date is still elusive, Mark says people and their pups won’t have to wait much longer for the long-promised place to gather. “We are in the final phases of the permitting,” Mark says confidently, adding that they are still “moving forward and staying positive.”

    I can’t even imagine how long it will take to recoup if that’s even the goal. Good luck.

    I’ll never go. I will never forget how the windows at “The Hydrant” were painted to give opinions about Lisa Herbold’s city council re-election campaign. They even referred to voters’ preferences to retain Herbold as “insanity.” I and many others didn’t appreciate having our vote be called “insane” — that’s Trumpian language. Any business that chooses to take sides politically should not be surprised when they’ve alienated customers. It was a huge mistake. I’ve never forgotten it and I never will until the people responsible apologize.

    There has to be a lot more going on with this story. There’s tons of restaurants etc that open within a few months of a new space opening. I know permits etc aren’t easy, but 11 years??

      Yes, I think more information is needed if the Marks are saying these delays were from the city. If they are, that needs to be loudly called out and we need to demand change.

        I was a part of designing and building the largest (at the time) distillery in SoDo. From the initial discussions, to beginning construction, to opening, was less than 2 years. If you don’t know anything about distilling, I didn’t before this project other than I like good whiskey, you’re making rocket fuel. Alcohol comes from the still at about 98% and is extremely explosive. I mention this because the city had never really confronted this type of occupancy in such a location, so there was a lot of wrangling about how it was to be built safely. Again, 2 years.So, I don’t believe that the delay was about plan review or permitting since restaurants and fire walls between tenant spaces are pretty cut and dried. I won’t speculate on what the delays actually were, but it wasn’t plan review and permitting.

    All I can say is that my pup and I have been dropping by repeatedly the last month or so to check the progress, and the folks there cannot possibly be more friendly and welcoming. I am really looking forward to having my  local spot!

    I love the owners of next to nature and all of their staff. I am so happy that they will be opening the hydrant and I will be there with my newly adopted rescue. Next to nature for 20 years plus has been very generous with the community food banks, with donations of pet food,  I have shopped there for 20 years and i used to pick up donations from them to bring to the White Center food bank.With their high rent and tariffs, it’s been difficult for them.  I wish them much success with the hydrant,  our community needs it.  I’m thrilled to have a place to go hang out with my pooch.

    People in this town love to “support local businesses” in theory, until that business put up a sign they don’t agree with five years ago and they still hold a grudge, or they take too long to open a side venue, or they do any one of a million other things that spawns pages of whining and complaining on this blog or Reddit.

    All I know is that I love Next to Nature, my dog loves Next to Nature, and the they’ve been extremely helpful to me as a first time pet owner of a dog and two cats over the past seven years.  I’m thankful I live so close to such a wonderful store and have a locally owned option for pet supplies instead of a soulless, hedge-fund owned corporate box store that cares more about shareholder returns than about animals, their employees, or the quality of the products they sell.

    I’m just happy we’re getting a unique venue in the Junction that isn’t another pizzeria or a bank.  Everyone should just chill out and enjoy it.

    I was so excited when The Hydrant was announced, I love taking my dog places. However I moved away from West Seattle five years ago and it still hasn’t opened? Blaming this City seems totally absurd at this point.
