We had a similar situation. We contracted with Dwellings in October 2024 through July 2026 when we moved out of state. We started noticing issues during the Summer of 2025 though when employees just disappeared (while they were actively marketing our house) and communication completely dropped off. We did finally get the property rented and received a few owner disbursements until February 2026. In March we noticed non-payment for Feb/Mar and reached out in early April to figure out what was going on. It took multiple emails and three weeks to finally get our Feb-April payments by the end of April. Fast forward to the first week of June and we noticed our May payment was missing. Given the repeat pattern we moved forward with issuing formal Notices in June (Notice to Cure, Breach, and finally Termination) via email and certified mail and during that 2-3-week period of notices we received NO response from Dwellings. We did file a formal complaint with the WA DOL at this point and terminated our contract with them in June. We finally received an email from Dwellings and our May-June owner disbursements were received by the end of July. Our tenant security deposit was harder to get since apparently they are “completely paperless” and were unable to cut a check directly to our new property management firm. They eventually (August) issued an ACH directly to us so we could write a check ourselves– but also specifically requested during this email exchange that we drop out complaint with the DOL (we didn’t). At this point we are owed no money by Dwellings, but it was a giant headache and anxiety-inducing process. In an email we received in April they basically said “…bear with us, this has been a challenging market..” which made absolutely no sense since we already had a tenant in place– it definitely signaled potential money mismanagement/co-mingling funds.
