DEVELOPMENT: First Southwest Design Review Board date set for 4508 California SW project

As noted here earlier this month, the first of the next two mixed-use projects in the heart of West Seattle, 4747 California SW, is set for its Southwest Design Review Board debut on July 19th. Now, the other one, 4508 California SW, has a date set too – August 2nd. (Thanks to Scott for the tip.) This – as we first reported in March – is planned for a site immediately south of the Sisson Building (Senior Center of West Seattle). It’s currently proposed as 7 stories, 79 apartments, and 20 offstreet-parking spaces. The 6:30 pm meeting on August 2nd at the Senior Center (4217 SW Oregon) is for the Early Design Guidance phase, so the “design packet” (here’s the draft version in PDF) mostly addresses size and shape – “massing” – rather than the building’s potential appearance, which would be reviewed in the second phase.

    What is currently all located in the structure?  I’m not sure which storefronts are included in the building to be replaced with this structure. The old West Seattle Cyclery, Lee’s, Kamei?

    Only 20 off street parking spaces for 79 apartments ?Really?

      Yeah that’s way too many for the urban core of West Seattle next to a bus line that comes every 5 minutes as well as a future subway station, when each parking spot costs $100,000 to build increasing the rent dramatically.

    It looks like they filed the MUP in late March, just beating the change in bike parking requirements that passed in April. The council changed the number of required bike parking spots from 20 to 74 spaces for this size project (and additional bike parking is needed for the retail space). I think the bike parking being accessible only via the stairway or ramp used by cars is also prohibited in the new bike parking rules.JustWondering, I’d be surprised if most of those parking spaces didn’t end up being for businesses and customers or residents that have handicap access needs (the pdf for 6-27 shows 4 handicap stalls).

    Considering the article this past week regarding the glut of apartments now on the market it’s interesting to see that it keeps continuing.

    Excellent news! Except for the lack of parking, I’m glad these buildings are getting pulled down.The junction is looking fresh these days!
