West Seattle restaurants: Pecos Pit BBQ moving into ex-Beni Hoshi site, says City Light

Questions about the disappearance of the chain-link fence around the former Beni Hoshi Teriyaki site at 35th/Fauntleroy led us to check in with Seattle City Light, which owns the property. Beni Hoshi, you might recall, abruptly closed in January 2014; eight months later, the city fenced off the site, citing neighborhood concerns about unauthorized parking. Nothing’s shown up in city-permit files yet regarding impending business activity, but SCL’s Scott Thomsen tells us another restaurant is moving in:

We recently signed an agreement with the owner of the Pecos Pit BBQ to use that property. The owner plans to fix up the building and add a patio so they can add a new location for the restaurant. Once in operation, they will be monitoring parking to reserve it for customers. We did take down the fencing that we were paying for to protect against vandalism and the overnight parking. Now that there is an agreement in place, the owner of the business will be putting fencing back up until renovations are completed. That should happen later this week.

We have an inquiry out to Pecos Pit in hopes of finding out more about the plan for the site. City Light owns the parcel because of the former substation next door; Thomsen had told us in September that it was considered “surplus,” though it’s not part of the current group of West Seattle (and vicinity) ex-substations that the utility’s trying to get rid of.

    That’s awesome!

  • datamuse February 23, 2015 (2:04 pm)

OMG! If this is happening it will mitigate my sadness about Morningstar Deli closing and Uncle Mike’s going to catering only.

  • JanS February 23, 2015 (2:04 pm)

Hallelujah…the line will be out the door – lol…

  • sam-c February 23, 2015 (2:10 pm)

Cool! It will save me some trips to Sodo.

  • HelperMonkey February 23, 2015 (2:16 pm)

We noticed the fence was down and wondered if something was happening. Have heard good things about Pecos but have never been. Hope they’re willing to take it down to the studs to remodel. That place was/is a cockroach palace!

  • Molly February 23, 2015 (2:17 pm)

Most fabulous news in a long time!

  • Wes C. Addle February 23, 2015 (2:18 pm)

    OMG No complaints yet ;)

    Bring on Pecos!

  • ChefJoe February 23, 2015 (2:28 pm)

Is this really happening ? I kept hoping the original Red Robin site was going to be a BBQ place and that Pecos Pit deal didn’t work out.

    • WSB February 23, 2015 (2:34 pm)

Can’t speak to that but what is quoted above is what SCL told us today; doesn’t get any fresher than that.

  • Joe Szilagyi February 23, 2015 (2:36 pm)

Awesome! Is the original in SODO staying open?

  • Silly Goose February 23, 2015 (2:40 pm)

Mercy, put a fork in it is what my husband will be with these delicious sandwiches in west seattle now.

  • HelperMonkey February 23, 2015 (2:55 pm)

wait…isn’t there a BBQ place like a block from there? where’s the outrage, people??!

  • Mike February 23, 2015 (2:56 pm)

Mercy is right !!! Great news!

  • margaritaville February 23, 2015 (3:08 pm)

    Destination dining in West Seattle!

  • Andi February 23, 2015 (3:10 pm)

    Welp, buhbye diet.

  • M February 23, 2015 (3:12 pm)

Now we just need a Paseos.

  • BD February 23, 2015 (3:12 pm)

Congrats West Seattle. That’s great news. If you have never been, get ready for a treat.

  • @MattGilblezy February 23, 2015 (3:19 pm)

First, let me say that I am excited about this news. I hope they have better hours than the SoDo location or I will not be able to eat there that much. Also, why is it that when West Seattle gets a BBQ joint it is always in the hardest location to get to?

  • markinthedark February 23, 2015 (3:26 pm)

Hopefully, it will have more accommodating hours than the SODO location (M-F 11a-4p)

  • Joeb February 23, 2015 (3:28 pm)

It’s good news but that corner is going to be an even bigger clusterF than it already is.

  • miws February 23, 2015 (3:32 pm)

    datamuse, when did Morningstar close?

Sadly, I never made it in there in my two plus years being a half mile-ish away, although I had meant to visit, as I had been there two or three times previous, and enjoyed it.

  • coffee February 23, 2015 (3:35 pm)

HelperMonkey, there is a place across the street, Jones, however its cash only, and I don’t think that good. I would hope Pecos will have longer hours as the SODO location has a day crowd to cater to and our crowd would be more evening based. Its not the best location, but I will definitely be going!

  • Eric February 23, 2015 (3:39 pm)

No outage here Helper Monkey. Never ate at that other one and Pecos is my favorite for pulled pork sammiches!! Yes!!! A,Pecos in the neighborhood!! Way better than that Starbucks/ Chipotle news

  • vincent February 23, 2015 (3:41 pm)

The above mentioned times article discussed their franchise plans at length.

  • datamuse February 23, 2015 (3:44 pm)

Mike, it was probably a couple of months ago now. The convenience store is still open and the owner told me that the people running Morningstar decided to do something else, though he didn’t go into detail. I’m way bummed because it’s the best BBQ I’d found in Seattle (not that that’s a high bar to clear) and it was less than a mile from my house.
It’s been awhile since I’ve been to Pecos, but I used to eat at their SoDo location all the time when that warehouse behind it was Amazon (waaaaay back in the day). So happy if they’re opening in West Seattle!

  • westseattledood February 23, 2015 (3:58 pm)

Holy cow! Pecos is up there in the top tier. Consistently good quality each time I’ve been to Sodo. A nice view patio and a wee walk up to the brew pub up the slope after and, well, all the pedestrian paleo folks in the Triangle have scored mightily. Hope they can tweak the parking lot to a safer and larger configuration for the carnivorous car people…

  • wakeflood February 23, 2015 (3:58 pm)

Outstanding. Watch, Taco Time and 7-11 are going to have to have parking lot monitors. :-)

And add another vote to add a Paseo here and I may never leave the peninsula.

  • cj February 23, 2015 (4:14 pm)

OMG! We LOVE Pecos Pit! It has been such a pain to get to that we hardly go anymore so wow we will be there!

  • WestSide45 February 23, 2015 (4:19 pm)

Yikes! That’s within walking distance. We’ll be there at least once a week.

  • miws February 23, 2015 (4:40 pm)

    Thanks, dm.

I think I’ve been to Pecos, maybe once, but probably 20 or so years ago.

Have long known of their popularity, though.

  • sgg February 23, 2015 (5:13 pm)

Awesome! I hope they have different hours then SODO though. 11-4 weekdays aren’t hours I am anywhere around here.

  • The Truth February 23, 2015 (5:35 pm)

This is the greatest thing I could have ever wished for to go into that spot!!! Is it the original owner opening this or is this a Kingen franchise???

  • Pangolinpie February 23, 2015 (5:45 pm)

Wait wait wait — Morningstar deli is closing?? Noooooo!

  • brasco February 23, 2015 (5:51 pm)

That’s awesome news!I can’t wait for some decent BBQ close to my house! Jones BBQ is seriously lame!

  • Yippee Skippee February 23, 2015 (5:58 pm)

I’m both delighted by the news, and glad the building is being saved. It’s a cute little mid-century charmer that just needs some love.

  • West Seattle Hipster February 23, 2015 (6:50 pm)

This is just beautiful news. Finally some honest to goodness food in WS that is not pretentious or “trendy”. I doubt there will be gluten free options or and merlot being served.

Now if we can just get a Gorditos out here…….

  • bbq foodie February 23, 2015 (6:51 pm)

Glad to see no one is complaining about Pecos.

  • BeachBoy February 23, 2015 (6:55 pm)

Great news! Pecos Pit is awesome BBQ, but all I can say to nearby Seattle’s Hog Heaven; ‘sh*t just got real’. I’m afraid that section of town isn’t big enough for two BBQ joints.

I hope I’m wrong, but if I’m not, may the best pit win!

  • Sunny.206 February 23, 2015 (7:07 pm)

Is this going to be a franchise store? I can’t imagine the oringinal owners moving to West Seattle after all this time. I can’t wait great BBQ.

  • miws February 23, 2015 (7:10 pm)

Pangolin, not “ing”, rather “ed”. :-(

(See datamuse’s comment 3:44pm comment, directed toward me).

  • astrogirl30 February 23, 2015 (7:35 pm)

Yum! Hopefully, they will have evening/weekend hours otherwise they won’t last long. Bummer about the parking….

  • ryan February 23, 2015 (7:50 pm)

@sunny206 it is a franchise. When the original owner of Pecos passed away the owner of Saltys bought the franchise rights and changed the menu up a bit.

  • Bradley February 23, 2015 (8:07 pm)

    What glorious news!

  • wscommuter February 23, 2015 (10:04 pm)

    I’m weeping. God loves us.

I can feel my arteries hardening already.

  • steve February 23, 2015 (10:41 pm)

What happened to the petition for Yasuko’s historical landmark status??? I think it’s the children that are gonna be hit the hardest by this. :(

  • KD February 23, 2015 (11:28 pm)

    Pecos Pit = YAHOOOOOOO!!!
    The Gordito’s suggestion = YESSSSSSS!!!
(I asked them a long time ago to puhleeeeezzzzemcome south to WS, WC or Burien)
Folks that don’t know of Pecos Pit.. you will be devotees in no time. Yes, can’t be realistic here if it’s only the 11-4:00pm time that SODO location is. So looking forward to opening.(do NOT wear a white/light colored shirt and expect to eat in your car without BBQ sauce making it’s way on there!

  • trickycoolj February 24, 2015 (12:05 am)

OMG another chain restaurant from a different Seattle neighborhood! Gawd just bring in Applebee’s already however will we survive this scourge to our local West Seattle businesses? Would never give up beloved Taco Time and Starbucks they will surely suffer.
    (End sarcasm)
Seriously this is awesome. Wondered what the deal was with the fence. Will miss the amusing messages with the rearranged letters on the sign board.

  • Jeanie February 24, 2015 (4:04 am)

OMG! This is the most wonderful news I’ve ever had!!!!!!!! In my entire life!!!!I am LITERALLY jumping up and down!! And now I am praying with all my might that the meat is gluten-free.

  • Cam February 24, 2015 (7:28 am)

Best West Seattle food news in quite awhile!

  • Karol February 24, 2015 (8:41 am)

Horray! I can hardly wait! Peccos is the best BBQ!

  • PangolinPie February 24, 2015 (9:10 am)

Yay about Pecos, boooo about Morningstar (thanks for the info, Datmuse and Mike). They made some awesome wings. I hope something good happens in that spot soon.

  • Sensible February 24, 2015 (9:37 am)

Oh my god. OH MY GAWD! OMG!!!
I can’t believe this is happening. I feel like I’m in a movie- everything is slow motion.. This is without a doubt, the greatest moment of my life. I used to cherish my successful career, my happy marriage, even my beautiful, loving children- but all that truly pales compared to this BBQ NEWS!!! Let them get their own BBQ! Thank you, thank you- my life.. now has purpose!!

  • CkayJustSayin February 24, 2015 (11:33 am)

Pulled pork sandwiches yes! And the baked beans with the spike sausage. Ooooooh, the baked beans.

  • Franci February 24, 2015 (12:14 pm)

This is great news!! Love Peco’s. I don’t know if the BBQ sauce is gf or not, but the SODO location has added baked russet or smoked sweet potato as options in place of bread. I personally love the sweet potato with pulled pork, sauce, and sour cream. Yummy!

  • Erik February 24, 2015 (2:19 pm)

I’m super stoked about this, But feel sad for the state of the world. One commenter on here seriously said “I hope the Meat is gluten free” … THE MEAT …………

  • D DeiRio February 24, 2015 (6:27 pm)

Do they serve BBQ on the bone? I had there sandwiches, but I just don’t care for them. Pulled pork on bread just isn’t my thing. Please tell me they have ribs or whole chicken.

  • Alkidog February 24, 2015 (7:14 pm)

Excited to see so much excitement!
Kind of an awkward spot but I’m glad it won’t be empty. Yea WS!

  • Guy February 24, 2015 (8:19 pm)

They already have chicken wings at the 7-11 behind there!

  • themightyrabbit February 24, 2015 (8:49 pm)

anytime I’m working from home or have the day off, Pecos is generally my goto spot. never had a problem with them. This is the most awesome West Seattle news eva! So happy. It’s just down the street and also within crawling distance of the brewery.

  • Jeanie February 26, 2015 (2:23 am)

Erik, I was being a wise-a– with gluten-free meat comment. Sorry you missed the humor.
And, Sensible, we share the same sense of humor!

  • grr March 8, 2015 (5:12 pm)

Great news..but lame location :( Why not take over the old bbq joint up in the Admiral district????

Sorry, comment time is over.
