From land-use land: Applications for 3829 California, 4526 41st

The city’s twice-weekly Land Use Information Bulletin is out, and there are two projects potentially of note to neighbors who might want to comment:

3829 CALIFORNIA SW: We’ve reported before on this proposal for a 3-story, 30-unit, 30-parking-space apartment building. It’s been through Early Design Guidance; no date set yet for the second Design Review meeting, but the developers have officially applied for a Master Use Permit, which triggers a new comment period. The official notice has information on how to get your comment(s) to the city (deadline October 3rd).

4526 41st SW: This application would subdivide one Junction lot into four, with townhome plans already under consideration. Here’s the official notice, with a link for public comment (deadline October 3rd).

P.S. The city offers tips on making “effective public comments” – see them here.

Last week I noticed that the house on the corner at 4010 SW Genesee (east of Seattle Lutheran High School) sold one day after the “for sale” sign was posted. No record yet of who bought it but it is across the street from a group of townhomes. Just wondering if it will become one of those “4 or 6 houses squeezed on one lot” designs?

    4526th 41st?
At first I thought this was the red stucco house we see on our walks.
There is a land use sign that just went up in the last few weeks. But the stuccos are on the next street 40th street (by the “Hole”)

That whole east side of that street is so cute. Most of the stuccos are still there with new matching several story house in the back of their lots.

Hope that what they do to the red one and the yellow one, and the white and the 2 cream ones. The turquoise one should stay just like it is! It is most sweet.

so they have posted that the house at 4010 sw Genesee sold for $220,000.00 to Brothers Associates LLC which does not sound like a single family. Does there have to be a public notice for them to change the zoning on this lot?

SC – I looked it up and it’s actually Brothers Association LLC, which is a homebuilder. So likely a teardown but you’ll have to watch to see what replaces it. I crossreferenced them to this:

Single-family projects certainly among them, but also multifamily.

Sorry, comment time is over.
