Another three-lot listing on Alki Ave: $6 million

Last November, we reported on 3 side-by-side houses for sale on Alki Ave in the 1700 block (that listing’s status is “withdrawn”). Today, we thank Shauna for tipping us to a new three-fer listing, in the 1200 block (map): $6 million dollars for what’s billed as a “20-unit condo site” in this CL listing (which also poses the question, “What will the demand be in three years?”). The addresses (linking to online property history) are 1250, 1252, and 1254.

    I assume that the question in the CL listing about demand in three years was meant to be rhetorical, implying that demand will be higher. Personally, if I were the kind of person that had the money to buy a property like this, I don’t think that’s a bet I’d be willing to make.

    You also have to ask yourself… if the seller is so sure demand will be booming in three years, why don’t they just wait until then to sell it themselves and make even more profit? Hmm…

    I’ve always thought that 1254 was kinda nice..wouldn’t mind living htere myself – lol..I suppose only if I had a sugardaddy, though – lol

    Wait – are they going to tear down the pretty house on the right? By the way, the condo building on the left is ugly, at least from the side. Looks like a hospital. Just what we need, more condos costing a few million dollars.

    Hhmmm. I see the three 1700 houses selling long before these three 1200 houses. The 1700 houses are all in worse condition than the 1200 houses. I’ve always thought the gingerbreaded house was an interesting site when driving by that area…definitely more interesting than a condo building.

    TR – are the 1700 houses “withdrawn”? I still see them listed on Redfin at $475k+$615k+$650k. Of course, Redfin isn’t always correct. ;) Maybe the grouped listing is withdrawn, but they’re still for sale individually?

    If you follow the link I have in the post, it says “withdrawn,” which is why I was careful to write *that listing* is “withdrawn.” I see the same other listings you do but am having trouble tracing back to the listing agent, whose own site isn’t coming up. I suppose we need a realtor to tell us for sure … TR

    Good luck with those terms in the 2 options posed via CL. No developer with any experience or working g-matter will *ever* go for that. Just one more reason not to do biz with a gangon… A fool and FSBO in this case are one and the same.
