wundrgrrrlParticipantI will be renting out my condo soon and am considering hiring a property manager. Any recommendations in West Seattle-land? Also, if there any issues to be aware of when looking for the right manager, fill me in!

justduckyParticipantI cannot recommend a property manager, but I currently am renting out my house in the North end-using a property management company or individual was not economical for us. It is really only recommended if you have 2 or more properties, if you live out of state or more than an hour away from the property.
Please keep in mind that if you do decide to hire a property manager, they will decide a rent and collect 10% or more each month for their cut. Figure out your mortgage (if you still have one) and figure in what you expect in rent minus the property management fees.
There is a very helpful free website called biggerpockets.com (with a forum) they have been a wealth of information for my questions, many independent local property managers are also part of that site (the website will ‘recommend’ other members in your area to link to), so you can hire one from there, or pick their brain.
We became members of The Washington Landlord Association, and receive very good legal advice when we have issues, they also provide State approved legal forms. The yearly dues are reasonable as are the credit checks they run for you-they run a full background, criminal and credit check.
We found some really great tenants, and it’s been good. I’m not going to say it’s fun-be prepared for the worst, but once you get everything settled, it’s fine.

sbreParticipantHello wundrgrrrl~I have been managing rental properties in west Seattle (also Magnolia and the U-Dist) for over 10 years now. Oh, and have been a WS (Admiral) resident for 20 years.
The properties I represent include local, out of town and out of state owners. I have a really good record of placing no-drama tenants who pay their bills and get along well with the neighbors AND I only charge 3.5% of monthly income plus a monthly fee.

lazybeardParticipantI used North Pacific Property Management for 2+ years and recently ditched them to do it myself (it’s a newer property and all the forms are readily available). Overall, it was a good experience with them though.

JTBParticipantDoesn’t your condo association have a property manager, or does that manager not offer the services you need to rent your unit?
