Quick updates from land-use land

Quick teardown at that site, 60th and Admiral, just a week after we told you about the permits for two duplex townhouses. Not too far away, permits are in for one duplex and two single-family homes at 6106 SW Stevens (map; project pages here and here), where a backhoe (not pictured) is already stationed behind this house:

On to the south side of West Seattle:

That’s 5933 California, which we’ve been watching for a while now (not torn down yet unless it happened this morning – we’re about to head out to check) — The latest Land Use Information Bulletin, out today, features the permit granting a seven-unit subdivision at that site (next to the townhouses at the ex-Guadalajara Hacienda site). And the Delridge building boom continues, with a permit in today’s LUIB for four 2-unit townhouses at 8444 Delridge (map).

    5933 is around the corner from me, I so hate to see it go. Has anyone looked at the townhouses they built next to it? They are especially ugly.

    If it was worth moving, someone would have. You can’t save every old house no matter how cute it may be.

    I drove by there last Saturday morning and noticed that the houses were … gone! That was quick. From an earlier exercise of this nature up my street, I’ve seen a good demo crew tear down and haul away an entire house, including the foundation, in half a day.

    My first abode after moving here in ’79 was an apartment just up 60th at 3032. Back then, there were many single-family houses between the many apartment buildings along 60th between Admiral and Alki. They were mostly rentals. Now, they’re all gone.

    LivableSeattle.com is a new grassroots group that’s developing land use code to reduce the number of teardowns like this, and other disasters currently plaguing our housing stock. Because DPD is pushing their “Multi Family Update” the first effort is focussed on this issue, but will be expanded to cover single-family too.     Please let the City Council Planning, Land Use & Neighborhoods Committee (PLUNC) know that you support an interim ordinance that would accknowledge micropermitting, fix the worst errors in the townhouse development regulations, and extend a trial of a briefer more effective design review process to whenever multifamily lots are combined. Only then can the Department of Planning and Development’s solution be considered and included, which is to raise the review thresholds so that no one will be the wiser about the true regard in that department for design and environmental review—too costly and time consuming, it impeeds creation of density.

    PLUNC needs community support and guidance now!
