ON THE MARKET: Auto-biz site in Junction/ Triangle for $4.5 million; ex-substation in Fauntleroy for $350,000

Lots of interesting commercial-real-estate listings in West Seattle right now. Here are two of note:

AUTO-BUSINESS SITE PITCHED FOR MULTI-FAMILY OR HOTEL: The Junction/Triangle site of Advance Auto Parts and Service King at 4501 38th SW just hit the market, listed at $4.5 million.

The listing has its own website, with this note:

Offering includes a 14,375 SF land parcel that allows for development of a possible 78 multi-family units at an average of 650 square feet per unit or a possible 110 hotel units at 420 square feet.

Existing commercial structure offers high cash flow that could be utilized until such time that the site is developed or kept as a investment opportunity.

The site is zoned NC3-65, meaning new construction could go up about six floors.

EX-SUBSTATION FOR SALE AS HOME SITE: When the city decided to sell half a dozen former substation sites around West Seattle, community groups that wanted some to remain as open space were given some time to raise money to buy them. In Fauntleroy, time ran out for 4520 Brace Point Drive, and it was put up for sale for $350,000 as a home site.

The listing flyer doesn’t mention it’s an ex-substation. On the Commercial MLS site, the single-family-zoned, 6,848-square-foot property’s status is described as “pending,” meaning a potential sale is apparently already in the works.

    Just what we need is another 6 story cheaply built box welcoming people to West Seattle….

      I believe most people would agree that the current one story auto parts store and garage are not particularly welcoming.  You need only look at the picture or drive by to see just about anything would be an improvement.  

      We shouldn’t complain about the lack of affordable housing  in one breath and complain about new construction with the next.

      Whatever is built will be a massive improvement and I am happy to hear about this development.

    Dang. I love that parts store. Really helpful folks. Hopefully they move to another nearby location.

    I wonder, since we’re becoming Ballard, shouldn’t we have the same Zip?

      There is one very small motel in West Seattle and it was almost demolished before the Alki Lumber family bought it and renovated it 6 years ago. Two standard lodging places would just be a total OVERKILL!!!! (Rolls eyes)

    Dang! Just what Chuck said, good peoe in there, been so VERY helpful (Victor!) and I like that auto place. Hope those folks aren’t displaced jobwise, they are so nice.

    This is the last remaining auto parts store in West Seattle…and one of the last body shops. I find it unlikely that they will find another location to move to, because there just isn’t anywhere else to go. We used to have several parts stores, but now it will be off to White Center or down to Georgetown…

    Is there another auto parts store in WS? The O’Reilly’s on Roxbury is in White Center.

      Please keep in mind that the sale listing does not mean the businesses on the site are closing any time soon. Even if a sale does happen, the owners could choose to hold the property TFN, which has happened on other “developable” sites.

      There is the Roxbury Auto Parts store on Roxbury (not O’Reilly one further down in WC on Roxbury). It is right across the street from Roxhill Elementary. The folks in there are super nice too.

      O’Reilly’s on Roxbury is a great place.  Very friendly employees….and helpful.  I do miss their office cat.  Poor little guy passed away several years back.  Very friendly.

    General merchandise?  Where are people going to……..(wait for it…..)  PARK?    Not sure what kind of store you were thinking of (Target?), but that intersection is a problem already with Oregon becoming as important for commuters as Alaska.

    Just a comment asking if anyone knows why Service King locations seemed to just pop up overnight?  This place used to be Thoroughbred Collision Center and there was a great shop in While Center called Huddleson’s that also became Service King.  And, I’ve been noticing other Service King signs in numerous places around Puget Sound.  Fortunately, I haven’t needed any major car repairs for a long while so, I don’t know if the personnel stayed the same at these shops or if Service King came in with all new management and crews.

      General industry consolidation. CarStar is the other big MSO in the area. Both Service King and CarStar are snapping up independent shops throughout the area.

    The solution is to move, which after 32 years we are going to do

    crime, density, high taxes, a stupid mayor and city council who are owned by the developers,

      I’ve seriously thought about outskirts of Bellingham…….  Cheaper taxes and homes, great skiing, kayaking, hiking, less traffic, closer to Vancouver and San Juan Islands, etc.

    It is surprising that Roxbury Auto Parts is the WS survivor.  They are the best, nicest and all that, but they are also small, low key, laid back and will shoot the breeze a spell.  BTW these two locations have remained the longest, others came and left.  I hope Victor finds work.  He keeps getting displaced this way.

    I’ll be curious to see what the lot in Brace Point actually sold for.  $350k is surprisingly low if you ask me.

      That was my thought too.  Seems silly that they put it on commercial MLS rather than the usual MLS.

    We were instructed to use Service King by the insurance company when our parked car was hit (and run).  Service King did the body work, which was fine, but subbed out the rest of the repairs to Elliott which I will never allow again should we be in the same situation. The car hasn’t sounded the same since.
