West Seattle restaurants: Pecos Pit BBQ moving into ex-Beni Hoshi site, says City Light

Questions about the disappearance of the chain-link fence around the former Beni Hoshi Teriyaki site at 35th/Fauntleroy led us to check in with Seattle City Light, which owns the property. Beni Hoshi, you might recall, abruptly closed in January 2014; eight months later, the city fenced off the site, citing neighborhood concerns about unauthorized parking. Nothing’s shown up in city-permit files yet regarding impending business activity, but SCL’s Scott Thomsen tells us another restaurant is moving in:

We recently signed an agreement with the owner of the Pecos Pit BBQ to use that property. The owner plans to fix up the building and add a patio so they can add a new location for the restaurant. Once in operation, they will be monitoring parking to reserve it for customers. We did take down the fencing that we were paying for to protect against vandalism and the overnight parking. Now that there is an agreement in place, the owner of the business will be putting fencing back up until renovations are completed. That should happen later this week.

We have an inquiry out to Pecos Pit in hopes of finding out more about the plan for the site. City Light owns the parcel because of the former substation next door; Thomsen had told us in September that it was considered “surplus,” though it’s not part of the current group of West Seattle (and vicinity) ex-substations that the utility’s trying to get rid of.

    We noticed the fence was down and wondered if something was happening. Have heard good things about Pecos but have never been. Hope they’re willing to take it down to the studs to remodel. That place was/is a cockroach palace!

    Is this really happening ? I kept hoping the original Red Robin site was going to be a BBQ place and that Pecos Pit deal didn’t work out.

    First, let me say that I am excited about this news. I hope they have better hours than the SoDo location or I will not be able to eat there that much. Also, why is it that when West Seattle gets a BBQ joint it is always in the hardest location to get to?

    HelperMonkey, there is a place across the street, Jones, however its cash only, and I don’t think that good. I would hope Pecos will have longer hours as the SODO location has a day crowd to cater to and our crowd would be more evening based. Its not the best location, but I will definitely be going!

    Mike, it was probably a couple of months ago now. The convenience store is still open and the owner told me that the people running Morningstar decided to do something else, though he didn’t go into detail. I’m way bummed because it’s the best BBQ I’d found in Seattle (not that that’s a high bar to clear) and it was less than a mile from my house.

    It’s been awhile since I’ve been to Pecos, but I used to eat at their SoDo location all the time when that warehouse behind it was Amazon (waaaaay back in the day). So happy if they’re opening in West Seattle!

    Holy cow! Pecos is up there in the top tier. Consistently good quality each time I’ve been to Sodo. A nice view patio and a wee walk up to the brew pub up the slope after and, well, all the pedestrian paleo folks in the Triangle have scored mightily. Hope they can tweak the parking lot to a safer and larger configuration for the carnivorous car people…

    Great news! Pecos Pit is awesome BBQ, but all I can say to nearby Seattle’s Hog Heaven; ‘sh*t just got real’. I’m afraid that section of town isn’t big enough for two BBQ joints.

    @sunny206 it is a franchise. When the original owner of Pecos passed away the owner of Saltys bought the franchise rights and changed the menu up a bit.

    Folks that don’t know of Pecos Pit.. you will be devotees in no time. Yes, can’t be realistic here if it’s only the 11-4:00pm time that SODO location is. So looking forward to opening.(do NOT wear a white/light colored shirt and expect to eat in your car without BBQ sauce making it’s way on there!

    OMG another chain restaurant from a different Seattle neighborhood! Gawd just bring in Applebee’s already however will we survive this scourge to our local West Seattle businesses? Would never give up beloved Taco Time and Starbucks they will surely suffer.

    I can’t believe this is happening. I feel like I’m in a movie- everything is slow motion.. This is without a doubt, the greatest moment of my life. I used to cherish my successful career, my happy marriage, even my beautiful, loving children- but all that truly pales compared to this BBQ NEWS!!! Let them get their own BBQ!     This is great news!! Love Peco’s. I don’t know if the BBQ sauce is gf or not, but the SODO location has added baked russet or smoked sweet potato as options in place of bread. I personally love the sweet potato with pulled pork, sauce, and sour cream. Yummy!

    anytime I’m working from home or have the day off, Pecos is generally my goto spot. never had a problem with them. This is the most awesome West Seattle news eva! So happy. It’s just down the street and also within crawling distance of the brewery.
